The Sustainability Movement, the desire to conserve energy and maximize natural resource benefits, has spread and grown through many building types, such as residential and low-rise commercial. Yet with the demand for lower operating costs due to fossil fuel shortages, large commercial developers are beginning to realize the necessity of integrating this technology into urban high-rise buildings. To this point, energy conservation has been an after-thought in high-rise building design because of the high initial costs of new technology. Because many of these projects rely heavily on speculative office space, high costs often prevent economically-motivated developers from integrating this new technology in their buildings. Recent energy shortages throughout the United States as well as increasing energy prices, however, have introduced the need for effective energy conscious design in order to ensure the economic viability of skyscrapers in the long term. This thesis seeks to explore the ways in which passive and mixed-mode systems can effectively inform the design of an urban high-rise building. The site for this project, downtown Chicago, presents an environment that requires a great deal of energy use in a yearly cycle and necessitates more aspects of energy conservation.
